Focused on providing a high-end option in the real estate finance space, iStar has been a pioneer in providing flexible, custom-tailored financing options over its 20 years history.

Delivering full one-stop capabilities for its borrowers, iStar has focused on serving the most innovative and sophisticated equity investors with a wide range of financial alternatives. From full envelope senior loans to large scale mezzanine and preferred equity capital positions, iStar has sought better ways to provide capital to the real estate world. Our goal in searching out forward thinking and non-commodity investment themes has been to generate above-market returns with below-market risk by providing what the capital markets don’t or can’t provide. 


Our current real estate finance portfolio consists primarily of senior and subordinated loans that are secured by a wide range of commercial real estate assets in the largest markets around the country.

Net Lease
Net lease has been a core part of iStar’s business for more than 15 years. At its heart, the net lease business is a combination of corporate credit, capital market pricing and real estate. iStar’s platform has emphasized the intersection of these three disciplines and has made net lease a highly successful business, with over $4 billion of transactions completed across office, industrial, retail, hotel, entertainment and other property types. Our in-house capabilities in underwriting, lease structuring, asset management and build-to-suit construction serve as competitive advantages as we seek out attractive risk-adjusted opportunities. 


The net lease portfolio is primarily comprised of properties we own and lease to single creditworthy tenants where the properties are subject to long-term leases. We seek to target corporate customers with facilities that are critical to their ongoing business.

The portfolio is well-diversified by geography and property type. With a weighted average remaining lease term of approximately 12 years and fixed and CPI-indexed rent bumps, it is a source of stable, long-term and inflation-hedged cash flow.

Operating Properties
A good real estate finance business should have at its foundation a strong understanding of and capability in the underlying real estate operations. Owning and operating a large, diversified portfolio of operating properties has further honed our skills and makes us stronger and smarter in all parts of our business.

The operating properties portfolio is comprised of commercial and residential properties which represent a diverse pool of assets across a broad range of geographies and property types. We generally seek to reposition or redevelop these assets with the objective of maximizing their value through inventive redesign, the infusion of capital and intensive asset management efforts. The commercial properties within this portfolio include office, retail and hotel properties. The residential properties within this portfolio are generally luxury condominium projects located in major U.S. cities.

Land
The Company's land portfolio primarily consists of master planned community projects, urban infill land parcels and waterfront land parcels located throughout the United States. Master planned communities represent large-scale residential projects that the Company will entitle, plan and develop or sell individually or in bulk to home builders. The remainder of the Company’s land includes infill and waterfront parcels located in and around major cities that the Company will develop, sell to or partner with commercial real estate developers. Waterfront parcels are generally entitled for residential projects and urban infill parcels are generally entitled for mixed-use projects.
